No matter how you are contacted by a mortgage company, their goal is simple. They want to get your attention by advertising extremely favorable mortgages. They don’t want to sell you this loan. In fact, most times these are either loans nobody in their right mind would want or the loan is not even actually available.

All they want is for you to be so interested in the loan that you will pick up your phone and call them. Once they have you on the phone, they’ll switch you to a loan that is actually available.

They want to “take you off the street” and get you to apply for a loan with them. Hopefully, during the escrow process, the mortgage company will be able to manipulate you into taking the loan they want you to have.
